Tuesday, November 3rd, 2009

When it comes to investments many people have found that real estate is the right choice for them. Real estate investment is something that can bring a person a lot of money if they know how to make a proper investment. Not all properties that are listed for sale, up for tax sale, or facing foreclosure are good investments. It takes finding the right property at the right time in order to make a solid investment.

The first that that you will learn about how to buy investment real estate is to look at the whole picture, not just the surface level. Understanding a few key points is vital in making sure that you are buying the right investment.

  • What is the property value of a comparable home in the area?
  • What do the neighboring homes look like?
  • Is the down decreasing in value or increasing?
  • Are there surface and cosmetic repairs that can quickly be made?
  • Could this sell for a quick profit?

Picking out the right investment is not just about finding a cheap piece of real estate. It is about finding something that requires a minimal amount to spruce it up that will bring a lot of profit. The idea is to put in minimal effort for a big return. Some properties will require more money than others but as long as the return that will be received from it is worth it, it is a wise investment.

Finding Properties

Start by researching areas to learn whether or not the real estate market is decreasing, increasing, or whether it has leveled out. Once you have found an area that suits what you are looking for, it is time to shop for properties. Start with the local courthouse to see what properties are listed for sheriff’s sale. As long as there are no liens attached to the property, or at least affordable liens, you can move forward. Generally you have to satisfy all liens on the property right away so this is something that you will need to be prepared for.

Gain a connection to a local real estate agent that can keep an eye out on newly listed properties that are within the range and type of property that you are looking for. You can always keep an eye on online real estate sites but not all properties that are listed for sale make it on there.

If you have cash for the property investment that is great. For those who do not, you will want to make sure that you are pre-approved for purchasing of real estate so that you are not wasting time. Making sure that you have all of your ducks in a row before investing too much time into searching for properties will ensure that you are on the right path.

English Springer Spaniels – Wonderful Dogs, Constant Companions

Saturday, March 14th, 2009

English Springer Spaniel is an intelligent dog who catch on to new things easily. The Springer is the right choice for either a city or country home because they are so eager to please, loyal and like people. They are energetic and playful animals, and many owners find humor in their play. Springers are excellent all around dogs. Good training can bring excellent results in many fields, including agility, tracking, retrieving, obedience, hunting, and field trials. They are wonderful with children and are a perfect choice for families. Children should be supervised with all breeds of dogs.

Owners will be satisfied with a Springer because they are so friendly and eager to please. Some people have compared their temperament to the popular Golden Retriever. They are happy to go home and lie around the house if that is what their families are doing at the time. Human contact helps them to adjust and adapt to different levels of activity. Springer Spaniels are incredibly affectionate! We know this from experience. As breeders, we have raised a lot of puppies and can absolutely testify to this fact.

Normally weighing between 35-55 pounds at adulthood this is the English Springer Spaniel breed which is medium in size. They are typically healthy dogs that live happy lives that average about 10-14 years on average. Field bred Spingers have short hair and are generally more active than the show bred types. All Springers have their tails docked shortly after birth, but the length of the tail differs between two “lifestyles.” The tails are docked shorter for Springers who are shown, whereas the working, field-bred Springers have longer tails so as to be an efficient signal for hunting.

A purebred English Springer Spaniel has a coat color of either liver and white or black and white. The tri-color coloration of black, liver, and white, is quite rare and will usually occur when the sire and dam are both tri-color. These are easily recognised by the white flash that runs down the middle of their faces.

English Springer Spaniels were bred to be natural hunters with a lot of energy, so you can expect your Springer to enjoy running around, sniffing out “game,”and retrieving things for you. Springers have long been used as waterfowl and small game hunting dogs so they enjoy outdoor activities and being around water. Being a very old breed they have been popular dogs for a long, long time. They are one of the oldest and best established hunting and gun dog breed.

I hope this explains why springers are a wonderful fit for a variety of situations, lifestyles and families. These loving animals can find a place in anyones heart and home which is something we have experienced.
